Hoping for a miracle here folks as I know this boiler is ancient. We moved into our place a year and a half ago and haven't had any problems with the boiler either in terms of hot water or heating however for the last two days, we often get a "E110" error code. Looking at the instruction manual, it lists E110 as the following:

- E110 - Shows overheat of the primary water or excess condensate in the sump.
- E110 - Safety Thermostat or Condensate Safety Float Switch Operated.

I found a post on another forum where someone advised to check for air in the system. I went round all my rads and the magnaclean, there was a bit of air but we're still getting the same error after the heating has been on for 30 mins or so.

it's an old boiler so I haven't had much luck in finding anyone that will come out and take a look at it. Has anyone on here ever ran into this before?

Many thanks.

Hi there, did you get anywhere with the E110 error on the Baxi Bermuda BBU boiler? We have the same problem, also hoping for a miracle in minus temps. Thanks

If yours has a condensate float switch as above, is be checking the condensate pipe for being frozen due to the weather

I had a new Baxi BBU HE boiler installed in 2014 to replace my previous Baxi Back Boiler/Gas fire fronted unit that lasted over 25 years.
For the first 4 years my boiler never faulted. Problems started in 2018/19 with the error code E110 due to a variety of issues with the condensate pump syatem. Fortunately I had a service/repair contract with Baxi so it was repaired f.o.c. Since then Baxi would no longer cover me once it was out of the extended warranty. I went with Domestic & General (D&G) even though the cover was more expensive. My boiler has stopped working almost every year from 2018-2025 always the E110 faut. I have lost count of the number of pumps & level switches fitted in the last 7 years. It stopped working this morning showing E110. Fortunately D&G send a Baxi Engineer who have provided excellent service to date. It's only a matter of time before my service/repair cover is withdrawn or becomes very expensive. I currently pay £27.03 pcm for insurance including an annual service.

Living in a dorma style house fitting a replacement boiler will be a very expensive option as it will mean a lot of new pipework to fit a replacement boiler either in my loft or spare bedroom.

Thanks for the information folks! Hoping to pay Baxi to come & fit a new condensate pump or find someone local to fit a reconditioned pump as new ones seem difficult to source. Was installed in 2015, so also looking at getting insurance, presuming it’s repairable
