Thanks for that lt8480, the house in question is one I rent out across the road, I'm going to sell this one and move into the other one when the tenants contract ends, the nieghbour has only just bought the house next door and I haven't met them yet but hopefully planning will pass my plans which I'm submitting this week and I will have a chat to the new nieghbours before I draw up the plans for building regs. The roof will be a single pitch coming off the house so no gutter. I will ask them if they have any similar plans and take it from there.
