A cowboy builder ruined my house, made it uninhabitable.
The house is fully gutted with no main external wall or services.
How do I move forward. The building inspector is private and doesn't come out and was employed by the builder, a matey of his.
The whole build is ruined. I will probably need a new builder, structural engineer to help solve problems.
Council won't help because I'm not under their building control.

Can anyone assist me on what to do next pls?

I do have some pics but unable to upload them due to file sizes.
Looking to find a way on how to navigate past this...

This is a good example why you should never agree to the use of a private building inspector

I know I didn't know much about building work, I just don't know how to get my house habitable again and sort out all the issues. The builder took over 50k frm me, the funds are short and I'm out of my wits..
What steps can I take now, he's destroyed the drainage, external walls, structural steels in wrong place to...

Did you have a contract signed?
If so, did the cowboy used a limited company to screw you over or his name?

He used his company. There was a contract bit not signed, and I paid cash stupidly.

I'm feeling this could be a wind up.

Post pics of the existing and proposed plans required, did you have a proper set of Building Regs/Contract drawings/cacls prepared, post some before and after pics, what stage is it up to now, how much have you spent vs what the contract value is, how much do you have left, are you trying to establish what left to do, do you know? Can you do any of this DIY or are you not asking that? Provide some decent background information and you might get some meaningful answers. If your photos are to big to upload reduce them. Come on throw us a bone!

Otherwise everyone is just wasting their time.

Ruined house, uninhabitable, no external wall, no services, a building inspector is his mate? Really?

Do you think you should be posting on a solicitor's forum instead?

I spent 50k, have about 70 to finish off.
I had drawings made, building regs with his private inspector who never comes out.

I really need to get side extension built, and roof put on to secure house. Problem I got there a drain running underneath and I don't understand how it's going to fit in with everything.... as there is no drainage plan.

One idea was to out the original wall back but I can't because building regs want the foundation redid and a cavity insulation put in which is more dramas.

Id it a LIMITED company?
Very important if you intend to sue him.

But building control are not involved, so his mate, who never comes out, will not come out and all will be good.
Maybe you should cut your losses and rebuild that external wall which will be peanuts compared to the £50k you gave the cowboy.

I'm happy to rebuild the wall, but BC have told me I need to dig 1m deep as the footings are not suitable, and I have to do cavity insulation. The rest of the walls in house are not like this.
Other issue is there is a steel beam spanning across which is not in the correct place.

You said BC were not involved because the cowboy had employed a private BC officer.
Or is it this private BC that is telling you these things?
