Builder runied my house. HELP

My biggest concern is around complications about drains and room layout. I need help with sorting layouts and redesigning a bad design
You need to be thinking about offering the job out on a design and build basis. All you then need to do is state where you want to end up - an extension with a compliance certificate. Leave it to the builder to work out the whys and hows. You will of course pay a premium because the builder takes on the risks, but the upside should be fixed price with a known outcome.

Why can't you pursue him to get things right?
 
banknotes, no way of getting it back i know. i dont want him to do anythign further, hes messed alot up. theres a main steel he put in with a column on a padstone, that is in the wrong place and needs moving. ive been feeling suicidal, its just to much to sort out and its been like this for months, really dont know what to do, the build is fraught with problems, cant turn left or right...

You will get it sorted. Try and ask around for a reputable builder who can give you good solid advice...
 
Put up a copy of your plans and we should be able to work out what is going on with the drains
 
Yea i got planning permission, it's been on hold since then. Mainly due to structural problems of steel and column pad in wrong place. Plus drains etc. I dnt have other drawings, havnt got anywhere to turn to now.
I probably need to get a structural engineer and foundation specialist involved.
The pad column for steel will need to be removed totally or moved to correct position.
 
Is it worth me going to my LA and explaining situation. Will there BC step in and help or make things more difficult for me...
We have since learnt a steel beam supporting external wallbis in wrong place, and the column in middle on a padstone may need to be removed and replaced...
 
No, they won't "help", and the only way they will make things difficult is by insisting works are done properly. You need another builder/designer/project manager to take it all on board. As I said before, work out where you want to end up and approach builders on a "design and build". Let someone else work out how to do the details, but BC don't give advice or do design work.
 
Yes I agree would love someone to design and build but it's so difficult to find that person who will tackle everything. Also it's working out rather expensive due to location of area I live in outside london...
 
Yes, it's your home and so affects everything you do. But, you will get it resolved with a new builder and in a year or so all will be done, completed, and you will look back at the challenges from your new improved space, and it will seem far better.

Trust me, I'm 2 1/2 years into a self build, and it feels like it will go on forever sometimes and there are issues, mistakes, specs missing, changes. You get to certain points where somethings been achieved, and you feel a lot better.

Best bet is get someone new on side to get the work progressing again for you.

Moving a steel and relaying some drains is really nothing much to a decent builder... it seems daunting for you but they will knock it all together within a few days, job done.

you are better off finding a local achitectural technician -are you on local facebook group or nextdoor?

an architectural technician will come and assess how the job should be done, including drains and founds

once youve done that then find a builder, maybe a groundwork specialist who will do drains and foundation, maybe he will sort the steels

I think you might be panicking a bit, it doesnt look that bad to me.
