@^woody^ that's an interesting thought indeed! I'd be extremely interested in what you find out because I think I've seen another thread elsewhere where private BC are trying to apply a cut-off.
Hi so I had a look through the contract and there is no time limit to the build. You must start within 3 years of the initial notice which I did. I have checked emails etc and the original builders started May 2022. I now know where I went wrong in my haste to get the extension signed off I didnt realise that once building control are informed of this you only have 3 months to complete any remedial work which is needed after there Inspection. I have spoke to B/C this morning and they confirmed there was no time limit to get the build done. The time limit comes in once you request a completion cert. On the day of the completion certificate inspection he was on the drive a while and on the phone so I went out to see him and he said you havent done the rendering I said no it's being done next year as I've run out of money. Maybe he could of said then your not ready for the final inspection and pointed out the consequences.

There should be no limit to when a completion inspection is carried out or requested. The only issue I can see is that if an applicant says the work is completed (and is most likely being occupied) then if the inspector deems it not complete (and not ready for occupation) then there would be a time limit to get the works completed. But that time limit, is not a time when the inspector washes his hands of the job, but one when the inspector may potentially take enforcement action to get the works complete and fit for occupation.
There may be all sorts of extra charges if the inspector is doing more work and more visits than allowed for within the initial fee, or if perhaps the job goes inactive for extended periods and files need updating, but again that should not mean that the inspection process is merely discontinued.
