Dear all,

We are in a bit of a predicament, as our builder was told this stud wall in our loft is not leggit and won t pass building regs. Sad as he did a super job. It is 80cms from the floor and the glass is 30mns fire resistant. We should raise the wall to 1m10 cms to pass the building regs. Could we keep it at 80cms but use a different glass to pass building regs? If so what kind?

What regulation is it contravening? Where does the 1.1m figure come from? What's on the other side of the glass? A stairwell (so a drop)? At 80cm high it is not in a 'critical location', in anycase the glass is surely laminated, as it's also fire resistant.
 
7.2mm Pyroguard type fire glass is laminated glass that is also safety glass

So Im not sure what regulation it might be contravening

a bit more info is needed really
 
Thanks for your prompt replies! It seems it would not pass the health and safety new regs,which seems to have toughened since Greenfell. The 1.1 meter rule is a newish rule. Yes, it s a staircase on the other side. I don t know if these building regulations are national or not. We are in London.
 
Any glazing below 1100mm on an escape route has to have a fire resistance of 30 minutes integrity and insulation.
Above 1100 is integrity only.
Ask your Principal Designer if his partition achieves both.
 
Thank you so much for all your help, I think we have integrity only, so we'll have to change the glass and have insulation as well. I'll still ask for the document/ clause in writing
 
Were you working to approved drawings or on a building notice? (This situation is a good recomendation for the former)

Either way take it up with your designer.

Again, super thanks for your input. We asked both our builder and architect, and saw the document and clause. The building regulations officer explained that we need a 1100mm cil minimum with the 30mns fire resistant and integrity glass. There might have been a way to keep it at 80cms high with a super glass/ pilkington etc....but I was not given that option. It probably would have cost an arm and a leg, and I need both,ah ah

The building inspector is wrong, you can have full height glass with no sill if it is 30 mins integrity and insulation glass. It is the same fire protection as a partition. The sill height only applies for integrity fire resistance only as it allows for people to crawl past the window below sill height without getting barbecued by the heat radiating from the fire on the other side.
Pilkington Pyrostop glass will do 30 mins integrity and insulation. It is very expensive but probably cheaper than ripping out the partition and starting again.
