I don't know about round Ians area but I pay £26 a year for my allotment plot and that comes with a water supply. Gotta rent a lot of those out to make some money.

Try & do a private deal, once you agree the price. Tell the solicitor that its a £1, get land registry etc done so its legally yours & then give the owner cash. No VAT stamp duty, should affect your council tax.

East yorkshire where i live land is about 7K for rough pasture and up to 12K for decent arable land - these are stand alone plots not adjoining.

Take into acocunt the convenience of location adjoining to your property and potential value added to your property post purchase IMO puts the purchase value up quite a bit. I'd say 15K is about right.

But if you write a nice letter to the owners when making your bid and appeal to their better nature expaining your intentions of preservation for wild life etc they might be lenient of your £10 budget and accept. Also that way they may be less likely to put clauses in place too

I’ve found out since that there is Japanese knotweed on there. My Incle is big into nature and he confirmed it.

There is old and new stuff on the side away from my own garden.
