Got a weird one here - in my house the gas heating is fine, but if you select 'Hot Water' on the heating controller, the boiler comes on full, heats all the radiators to the max, will not respond to the temp controller, but the actual tap water doesn't get any hotter. I have to use the immersion on a timer to get hot water, and switch OFF the 'hot water' on the heating controller so the water is ony heated by immersion!! Can't figure it out! Plus, if there's a power cut, the 'hot water' selector goes back onto AUTO by default so when the power comes back on, the boiler goes on full and the radiators go nuts! Usually in the middle of a hot night, so I just waste gas. I suspect a dodgy temp controller or 3-way valve. Any ideas, anyone?

Those symptoms point to a seized mid position(3 Port) valve. What brand of valve do you have?
