Hello,

I have some pretty heavy condensation, which is rotting my suspended floor..

1930s semi.

The wall is the exposed gable end and the patch of condensation sits between two air bricks. At least 2m from the closest one.

I think air flow is an issue, but could this also be penetrating the brick?

Woukd a coat of DPC paint on the bricks make it worse?

There appears to be a darker black patch, but nothing visably leaking into it.
It is however, directly under the rendering expansion joint.

OP,
You do have excessive condensation in the sub-area - typically, the cause is lack of adequate through ventilation. Which means an adequate flow of ventilation from the front elevation air bricks through the sub-area to the rear elevation air bricks. Any intervening walls should be honeycombed.

Excessive condensation can create conditions for Dry Rot - the rusted fixings on your joists & floor boards could indicate long term condensation.
Damp in the brickwork can creep up behind the plaster thats in contact with the flooring - cut out the plaster contact with the floor boards.
Why not post pics showing the front and rear elevations at ground level?

You have to make sure the air bricks have good air flow through them.

Whats the ground like beneath that area, is it open soil or concrete overlay, basically is it very damp, have you got a leaking pipe under there or a route for external water to come in , just a thought
