Sorry, I have been away for a couple of days. I will try to carry out catlad’s test with a rag as soon as I can get up there.

Yorkie, where is the soleplate? Is it the flat piece at the back that sits under the tiles with the (short) upstand?

If, as Yorkie says, we require some pretty definitive work to the stack is anybody able to give me some idea as to what this would be likely to cost? We are in London. Thanks, guys.

While you are up there check the tiles above were the water runs onto the lead behind the chimney as the plastic membrane only seems to go half way across.

I asked about this earlier, catlad.

...I am a bit uncertain as to what the purpose of that piece of plastic covering is for - perhaps it is masking some other point where water could enter? Anything look a bit iffy?

.. the plastic is a piece of roof underlay..

I have done catlad’s water test and taken a few more snaps. There certainly does not seem to be a split in the lead where the water might seep through, but the mortar that holds the rear apron does seem a little too flexible so I suppose this could be the failure point.

Water could be getting in that sloping brickwork behind the cover flashing over the "wrong" back gutter . I`d fit a wide backgutter and clad the slope with lead while I was @ it - not a bad little job off a decent tower scaffold

Have a look @ www.leadcontractorsassociation.com they work with the leadsheet association so you should get a qualified contractor there . (The materials are going to be c.£200 without the valley .) That`s been suggested before - and I`m convinced it`s the way to go .
