If outside wall any drains near the damp patch? Signs of water dripping down outside wall? All the brick pointing in good condition? The damp proof course is visible at that point?
If a cavity wall, is it possible that water is dripping down the inside of the cavity from a window above, or even roof trouble?
Any cavity drip trays fitted above that damp as you can see signs of them from the outside.
Maybe buy a camera or find a builder with one to look inside cavity at that point.
Thank you for explaining. It’s an external wall and everything looks great. The pipes are on the same wall but a lot further down and there is no other sign of similar issues anywhere else along the internal side of this wall.
I’m in the process of purchasing it and it was fully refurbished back in June. The patch has been there since then but just become more prominent in colour (size and shape of it hasn’t changed). The house has been heated during the winter months but otherwise nothing has changed since June and has been occupied and unfurnished during this time.
