Extension that will cover wall where flue is

Hi All,

I am in the process of planning a side extension to my property. Given our funds, my plan was to get the extension started with the money we have and then build in stages over the 12-18 months as funds allow.

One potential problem that I’ve identified now is that the wall onto which the new extension will be built has the flue for the boiler in it.

The boiler (Gloworm Economy Plus) is currently in corner of the existing kitchen – but the kitchen will be moved into the new extension once completed and at that point a new boiler will be installed.

However, I anticipate there may be several months between the time that the building starts and when the new extension is water-tight and the new boiler can be installed.

Therefore I am wondering about the ability to use the existing boiler while the build is going on as the flue will be sited within the build area ?

- Does the existing boiler need to be decommissioned before the build starts, or can it continued to be used until the new extension is enclosed (once the roof is on)?

- Or, could the flue be turned 90 degrees on the existing boiler and a new hole/flue installed onto the adjacent wall to the existing boiler ?

All work would be done by a gas safe plumber – at the minute I’m just trying to get my head around what can be done so that we can continue to have CH/HW once the build starts.

As long as you can still get the flue kit for that boiler you can get the flue to exit a n adjacent wall, you cannot leave the boiler working while extension work commences. Your 1st job should be turning the flue to a different wall if possible or decommission it.javascript:emoticon('')

Unfortunately the previous post seems to be encouraging you to do something which only a gas registered engineer should be doing!

It might be possible to reroute the flue but you should seek the advice of a local gas reg engineer who can see what is required and investigate the availability of the parts.

Perhaps, being clued up, he realises that if you ask 10 plumbers or heating engineers a question, you'll get at least 11 different answers - often based on preferences or personal prejudices. So if he finds out the answer (or selection of answers) first, he can tell if the on-site guy is being honest or just selling what he wants to install.

IMO he's OK until the walls get up to a block or two below the current flue. After that he'll need to extend the flue to outside. If he's canny, he'll arrange that the hole in the new wall for the old flue is where the hole will be needed for the new flue - that way it's one less hole to cut, and less making good to fill the old hole in.

Just back after a weekend away so picking up on this thread again.

I appreciate all the input.

Certainly no way I would chance doing any of this myself.

Although I have a very good local rgi I use as necessary, I don't feel I have a good enough relationship with him to call him round at this early stage to ask such questions as my extension is still only at the stage of having been drawn up (not even submitted for PP yet), so I thought I would ask here instead.

I appreciate the reason why you may be cynical FiremanT but I felt that I had explained my reasoning for asking my question quite clearly (I.e. that I'm trying to get my head around planning this build so I don't have any surprises if we do go down the route of a staged build). If you cant be bothered to read the whole post, or don't trust the OP as telling the truth, then Internet forums really aren't the place for you.

That's a good suggestion SimonH2 about routing the old flue through the hole for a new boiler flue - not something I had thought off and certainly could provide a temporary solution for keeping the existing boiler running while the build carries on. Subject to our plumber being able to get the right parts to do it properly. Thank you.
