Failed Building Regs - Selling House

If we somehow manage to get the completion certificate when the council come out, would that solve everything?
To be honest I do not understand your explanation of events. It sounds like Building Control are aware of the sewer so I cannot see how they could issue a completion certificate without a build over agreement from Severn Trent.
Even if Building Control did issue a completion certificate in error that would still leave the issue with Severn Trent unresolved and they could could take legal action.

Events:
- Building Control visited numerous times, were happy there were no pipes being built over, so thought nothing of it
- Work Complete - BC visited, again were happy said everything was fine
- Notice that we failed building regs
- I sit on my arse not caring as the work was done
- Fast forward to now when I realise I was stupid and should've paid attention as I'm looking to move

Sounds like I'm f@cked either way
 
Well how do you know where the pipe run actually is? Sewer maps are notoriously inaccurate and can be many metres out and sometimes show pipes that don't exist and not show others that do.

Think the builder looked in the manhole cover as I think that's an access point - again this is my very limited knowledge as I had a 6 week old at the time and was very sleep deprived

how close is the sewer pipe run to the extension
and how deep is the pipe -open the manhole and have a look

do you have any pictures of the extension footings -if they are deeper than the sewer pipe then things might be ok

I do think it is very hard for customers, they rely entirely on the builder to provide the correct advise and to ensure the customer is informed on these matters



hope you get it sorted out -unfortunately when you sell the buyers survey will pick it up, so you will have to deal with it

How deep is the sewer pipe?
 
Update since council visited:

- Drain wasn't mentioned at all
- They did mention that they need to know if the pipe from the kitchen is a certain diameter so would want to rip the floor up
- Want to know if boiler is at 92% efficiency
- Bifolds need to have some Aergon thing in them

I asked why they couldn't have requested this when the property was being worked on and was told that their not responsible for what's happened before

So that was fun
