When selling a house do all windows and doors have to be Fensa registered?

You will probably end up buying a indemnity insurance policy to cover ,that’s what I had to buy when I could not provide paperwork for my mothers property when I sold it , £100 ish

No just got me thinking. I plan to at some stage going north

I fitted a couple of triple glazed windows and a door myself.
indemnity insurance policy?
Yes if you have no Building Control sign off either (assuming it comes up as an issue in the sale), as mentioned you cannot get a Fensa cert for DIY fitted windows.

Useless anyway, indemnities.

You may be asked as part of the enquiries. Just say 'I do not know'.

If a buyer is particularly concerned, their solicitor will sell them a silly indemnity policy. They might even ask you to pay for it. No obligation.

I wouldn't worry about it.

These window I've installed are better installed and if better quality than the Fensa registered windows.

It's more than likely that the seller will be expected to pay and solicitors often have a computer says no policy as in if the seller doesn't pay the buyer will be advised to not proceed by their dopey solicitor such is the crappy system. But in the grand scheme of things as mentioned it's not worth worrying about, probably £75 or thereabouts.

Often fitters only fit what the homeowners specify, plenty of window fitters out there supplying & fitting top quality windows. Though just as many as fitting crap and fitting it badly too and still supplying a Fensa cert!

That said a crap window installed well will ultimately be better than a good quality window installed poorly.
