Hi All,

Looking for some advice please. Bought the house earlier this year. Flashing looks like it has had better days, and worried about gap on right hand side of first picture, bottom right of bay above tiles.

Do you think I should replace all of the flashing? Or just fix the gap in the corner, sand and paint the rest?

If replace all, I think I will need to get a subbie in, as I don't think we would be good enough to do it. If it is a patch repair, I think we would be able to manage it.

Tiles have been printed as well.
Lead cost a fortune so patch up and paint imo.
Why replace if it's still ok
