Flat roof leak repair

Hi,

I've a flat roof on the house that looks in a reasonable clean condition. There is a rain pipe in the middle of the roof (house), around the drain opening is a metal grill (for leaves etc). I've a small leak from there coming into my first floor wardrobe.

I've used several types of silicone, sealants and leak repair paint but the problem comes back after 6-10 months. As you have guessed, its come back again last night. The permanent container at the top of wardrobe has helped collect the water.

Can someone please advise the best way to seal the felt around the metal grill on my roof so the repair can last this time?

I've got a small leak, and am going for one of the liquid rubber type ones when the weather gets warmer e.g Ronseal Isoflex Liquid Rubber 750ml From what I've read the liquid rubber variety are better and last much longer than the other types, which are only temporary fixes.
