Flat roof permitted development height

Hi,

I've had planning permission for a single story extension with a flat roof. The planning permission states 2.95m to the eaves of the flat roof.

What qualifies as the eaves for a flat roof as I've heard conflicting views and as there's supposed to be a warm roof also put on an existing flat roof joining onto the extension I need to make sure the heights are correct.

I've read that the eaves is where the wall meets the roof, the top finish of the roof surface or the very top of any roof finish including roof lights.
 
It's the top of the roof surface. Lanterns and parapet walls can go higher. What do your submitted drawings show?

I find this annoying in the extreme: your plans clearly show that you want to match existing albeit the latter is, very properly, being heightened to give decent U values (which is what we're supposed to do).

In effect the planners are saying these drawings are OK but they might not be if the height doesn't match our number!! Just for interset what is the current height? The joke is that the 3m comes from PD limits: planners can do what they like.

What does that mean exactly? Are you saying the planners have written a height in the planning approval? On the proposed drawings has the roof over the existing extension been shown higher than it was on the existing drawings?
 
Yes they have written a height in planning approval.
 
Why isn't there a height on the drawing? Then the planners would've approved (or not) the height you actually want.

How close is it? They won't be coming round to check unless you have awkward neighbours.
 
So the 2.95 is approved for the extension. The existing roof is already at 2.9 so will be well over 3m after the warm roofs on but should be fine
