I'm a sorry this turned into a bit of a fight, it really wasn't the intention.
For me, the advice to pull up the existing boards, replace firrings (even if there were any in the first place, doesn't seem so to me), replace the boards and then cover with EPDM seems reasonable. It's a roof that's then re-covered and will last the expected remaining life of the extension itself.
If a buyer would then want to argue "it needs a new roof" or "it needs a pitch roof" or anything like that, they simply go find another house, which, no doubts they will. I have had it before with buyers saying "the bathroom needs re-tiling" or "the garden needs the paving removing, the ground leveling and grass putting down", etc. These are things I respond with, "no, these are things YOU WANT improving, not what is needed".
I've seen people try to argue "it needs more plug sockets and that will cost X so I want that taking off, those internal doors have glass and I have kids so they need changing, I want money off". Those people can go somewhere else!
