Hi - I'm in a ground floor flat and my overflow hasn't stopped leaking over the past few weeks. My water tank appears to be boxed in, is this where the problem will be or is there somewhere else I can look/fix to fix the problem? Thankfully it's not leaking onto anyone but it's turning into a problem

Thanks

Probable problem; the inlet valve has failed. it will need a new washer or replacing completely. You will have to access the tank.

no doubt its on a frame in your airing cupboard above the cylinder? if so can give you a bit of advice..

is there a panel above the door frame? Usually there is just panel pinned in so easy enough to knock out and create some access.

A is a cold water storage tank, B is an access lid, normally a rectangular piece of metal.
B is the only point at which you will be able to access the fill valve. If you replace it use a part 2 ballvalve as the heat from the 'hot' section can affect it.

I need to smash the top panel of the door in - Will have to wait till weekend due to the time I get home from work. I managed to take a picture of the inside however. Not sure if this shows anything. Looks rank though.

Hi guys - I have managed to get the panel in that was blocking it and now have clear access to the tank. This is what I see at the moment - should the water be a concern as it is?

Do I still need to get into the other part of the tank to fix the overflow problem or can I fix this here?

cheers

It looks disgusting. You are bathing and washing up in that, possibly even cleaning your teeth in it.

I would at the very least drain and scrub it out, sponge it dry and wipe round with bleach, including the float, and fit a new valve.

If it did not already have a close-fitting plastic lid, buy or make one.

We are expecting that the valve is at fault, so fitting a new one should cure it.

Buy a Pegler Prestex Part 2. Note the white plastic bridge on the top which prevents contamination of the water.

Cheap rubbish is also available.
