Hello,

This may be a silly question, and is currently, I assume, a pretty minor issue, but I'm not the most clued up when it comes to this type of thing so please bare with me.

I moved into a new build house that was finished in September 2022. Today, I noticed there's a hairline crack forming in the mortar next to the back door, below the DPC. Is this likely to be settlement that's happened as the weathers got hotter? I've read some contradictory things about when cracks form under the DPC so I'd be grateful for any info/advice, and whether it's something I should keep an eye on.

Cheers

Fortunately it's a mortar crack, which can be repaired fairly easily. Could be any number of reasons, none to worry about. Repairing a crack like that is as good as adding a tell-tale. Repair it, photograph it and check it again in 12 months.
