How likely will I get damp damage within a few years?

I am about to get a very obvious corner fixed, however am worried about the chippped tile and some slight gaps in other tiles.
I couldnt really afford a new roof, but I may push it considering inflation etc atm if its likely to bite me in the ass soon. Not really in a good position now.

Corner section in last and 3rd photo is being fixed next week.

The Upvc fascia has reduced the overhang into your gutter. not good. The "tiles" are in fact asbestos slate
The chunk missing could be dealt with with a piece of lead or off cut of slate.
But to be honest, a lot of water will be getting behind the fascia and the gutters to low which makes things worse
 
It looks bad detailing! get whoever is going up there to put some felt support trays in as that will help carry water to the gutter.

Someone told me that would cost a couple thousand due to needing removing the lower layer of slates that would probably disinitegrate if moved? Was this incorrect? Thanks.
 
Well the permanent solution is too take the tiles of so you can fix them properly.

A couple of thousand may not cover the removal by a specialised asbestos removal firm, which will be required.
 
I think im just going to have to leave it sadly. The roofer doing the corner is a good guy, Ill ask if there are any cheap temporary fix on it.

Its freshly rendered behind the fascia. But the water will still just be going on the render rather than inside the house?
 
I wouldn't waste your cash, save and get it done properly , you're on borrowed time now. You have a roof covering past its sale by date,
messed up lower courses , a course missing , cdrs missing, hips a mess... nothing more to be said as I see it
 
so id be lucky for there to not be bigger problems within a few years? Damn it.
The new render itself will get damaged by a bad roof? I had no idea, well thats the clincher. thanks for that! Its lime render btw.
 
Unfortunately I can't see the render lasting long with that detailing!
why would a poor roof mean the render doesnt last? I guess the water battering adds up slowly..

reckon itll be good for 3 months? Bit of a wait on the full replacement.
and thanks for letting me know, Im glad I check up closer after the scaffold was up.
