Loft Conversion

Well guys,

I live in a semi detached house that had a hip roof. I had a conversion to a gable end and have been working slowly on the insides on the past few weeks.

I am going to try and do as much as I can DIY apart from gas and electrics.

My latest update is the ceiling I am installing using 8x2 and 6x2 on the dormers.

hey

you got any more pictures of your building progress? mainly on the steel beams, new floor construction and dormer construction... looking to DIY myself

It was hard work getting the RSJs up.

Only took pictures of the floor and nothing really of the dormer construction... but it is not easy work! The timbers you work with are pretty heavy and require multiple hands!.

Update from last few weeks of work!

Dormer 1 insulation has been inserted.
Ceiling level is complete... through out the entire loft have a few more bits of wood to measure up and deploy.
Timber bolts in to hold everything in tight. (I dont see the point as i cant see a 8x3 @ 6 meters moving on its own!

Working on my own.. its slow progress!

Looking good! where did you buy your insulation from?

Also how much is your estimated cost of the building material only? on rough..

4 slightly smaller 1400£

9x3 Joists - - 30 of these used 1300/1400£
8x3 C24 Dormer support - - 8 of these used £450!
8x2 C16 Rafters, 21 Used - - - £525
8x2 C24 Rafters, 41 Used - - - £1435
5x2 / 6x2 Dormer rafters 24 used £500
5 rolls of felt - £350.00
6 rolls of lead.. £ 570£
Floorboards.. 680£
New Sofits, guttering.. etc £800
Bricks 1000 £ 680
8x Padstones 125£
3 velux windows with kits £800
2 rear dormer A+ grade windows £480
dormer tiles, straight tiles, angle tiles £690
Dry ridge conversion £495
Insulation purchased from builder merchants. £700 so far

£13780 at today's count.. but this is just the bulk material and does not include any brackets, bolts, screws, nails and plenty of other wood eg 4x2, 3x2,

I would tempted to say.. 15000 >17000!

I suffered some early losses as the timber ordered was the incorrect size. eg rafters should have been 6 meters but the architect measured up 4.2M
Lost around about 700/800 in restocking fees :(

WOW Pretty expensive but thank you for the break down! I thought it would be around the 10-13,000 mark completed to plaster finish..
 
It depends on the material used.

eg 9x3 floor joists are big and cost alot more when you compare them to 8x2..

all in all.. I would be tempted to say.. to finish off add another 3/4k ontop.

Awesome, Ive budgeted 16,000 finished building material with plaster and white paint. But will be supplied all doors, frames, velux for no cost... Only loft building construction looking to pay for
 
whatever you do.. get lots of quotes.. the difference on just timber was around £1200. Good luck!
