Just bought a house and we have a ground floor extension with approx 12 to 15 degree roof pitch, includes two velux windows in roof. Built 6 years ago, water stains on ceiling around velux windows. Water stains at lowest point of ceiling over french doors and windows. water dripping through plaster above patio doors. heavy water stain at side of room at one end of ceiling lowest point. Checked during heavy rain, the felt can be seen where it overlaps into the gutter and is fully soaked even up under the tiles. A wooden battern appears to clamp the felt into place along the full width of the extension (sat on top of felt) and is soaked. Not sure from where water gets in, not sure if it is the velux windows or the tiles used.

Just measured the roof and it is between 10.5 and 11.5 degrees. From our research we know that velux windows only work down from 15 degress, we don’t know now if the windows are the problem or a combination of tiles on this roof angle and windows. Would you have any suggestions?

Velux is positioned incorrectly. Pointing missing and cracked from the flashing at the top of roof slope obviously not a new problem. judging by the mastic applied at the bottom of the top courses
