Major leak in kitchen - Builders/Roofers please help

My Dad has the same issue with his house. The front wall bricks are saturated and eventually water drips down the cavity above the porch and through.

He painted on a masonry sealant that essentially water proofs the brick to stop rain from penetrating.

Worked a treat.

Prob have to wait til it's all dry now though to apply it.

Surely it’s more likely the tray exists but has failed, given the visible weep holes?

Be intetesting to see what is found when the bricks out.

Zooming , there appears to be weep holes. maybe fake.
Or who ever did the flashing has gone over the tray and not under.
Then gunked it up with lead mate

Its possible to retro fit trays.

I dont think much comes out of them weep holes to be honest. The flashing was all replaced but followed the original cut out in brick and was sealed with lead mate.

Do you think on the house build that the weep holes were placed correctly, look at the picture attached they seem a brick lower than the damp proof liner?? Or is that normal.

Didn't spot the weep holes but you are right. Maybe the tray does exist, although the weep holes might be there for decoration rather than function.

If the dpc (cavity tray) is a course above where the lead flashing is chased into the brickwork (which it looks to be) then that could be the problem.

So a brick has been taken out. There is a dpc there.. Thoughts on pics attached? Specifically how far the lead goes in (considering driving rain even slightly penetrating brick or mortar) and location of that weep hole?...

A piece of dpc doesn't make s tray in my book.
They have even bedded it in mortar and laid the bricks frog down.
Lash up.
Get a proper tray fitted

Note, cavity trays should have stop ends as well. I see there has been beading cavity insulation injected at some time. As a matter of interest how wide is the cavity ?

I had the beading put in in 2018. The width of the kitchen can be seen on my first post of the back of the house. The actual width should be seen as well from the image of the hole in the kitchen.

Might be missing something but I can't tell the width of the cavity in the external wall from the photos. I am not suggesting it is the reason for the leak but some might make a link between cavity wall insulation injected 2018 --- leak appears 2019 ! I would try and rule that out before proceeding with some sort of claim.
