after finishing the first and selling up I moved onto this one..mainly because ti included the land at the side that I knew I could build my wanted garage on!

and now the extension!!

my home made ground anchor for my motorbike.

more to come! haven't downloaded the camera at home yet...I'll post some more once I have done.

Very nice job indoors.

Just wondered why you didnt go to the property line with the garage? You'd still technically have side access - just through the garage.

Whats the ground anchor made of? I did something similar with a concrete pad in an old shed. I set two steel bars into it to save the push bikes getting nicked again. But being young and inexperienced I didn't realise they'd rust

I think I've made best use of the space indoors, apart from not extending the kitchen into the garage...but hindsight suggests I shouldve pushed for getting that built first....things just happened as they did nevermind. cracking sized garage to play in now! I'll get the pictures up next week.

I originally applied to go full width with the garage but in their wisdom Liverpool planning department knocked me back siting some policy they adopted with being over 50% of the original dwellings width, and spoiling the return street frontage...even though I've got a 2m high wall "spoiling" exactly the same frontage. had I got permission it wouldve been up first and I'd have built a kitchen extention and downstairs loo into it! and saved on 8.5mx2m of class b brick and footings!

Garage is still 3.5mx8.5m though....

ground anchor is 316 stainless. its a 3" 90* elbow welded to a 3" pipe with a massive flange welded onto that. its a 'need to' job with having a motorbike in liverpool!

Most of the work is my own..with help from the dads! outhouse conversion was a good jobber I know, as I wanted the house weather/theft tight asap.. plastering and brickwork has been left to the professionals. mangaed to pull a massive favour from her fathers retired friend who did the hand-turned coving in the dining room for £80!!! unreal!

rewire/alarm/plumbing/tiling/kitchen/bathroom/windows..where all my own efforts. had help from a family friend builder when fitting the catnic in the gable for the landing window as I'd not tackled creating an opening before...
and the new gas cupboard was craftmanship of a carpenter. expensive but worth it.

The bathroom was my greatest feat I think. I changed jobs and had a 12 day break between them. so managed to completely do the bathroom in that time, including the window adjustments, and the drain needed moving etc...was a busy 12days!

except for the back room needing a repaint, and her wanting to replace the dining room floor in there too. we're mostly done. rendering in the garden in happening next week, then I can lose the tonne of sand in the garage and deck that out with cabinets and tools and wiring;then tackle the drive (what there is of it!) and sort the garden... then I can relax. its been a busy few years!

Know what you mean about security - I'm the same, I get paranoid!

An ex of mine - her dad had two motorbikes. He had a garage built in brick, but instead of a garage door, he had a solid steel sheet door fabricated, with hidden hinges and a box over the padlock. It had a door alarm and an intruder alarm too. I thought I was paranoid!

A very nice job. I'd love a garage like that. Hope you fit a driveway post in front of it and extra security on that door. And bars on the rear window. And extra locks on the rear door.

No post going in. attracts attention to hiding something inside!

it will have its own independant alarm. connected to the house alarm and therefore dialler etc. solenoid drive bolts operated remotely on garage door and cctv too. already got the DVR setup in the house watching the cars. etc.
UPVC door and window in the back already have mirror film on them. actually reflects well in the garden!

I can't wait to start tricking it out. and hide in there away from the house chores!

Nice Job. The boiler in your "utility room(?)", looks to be right against the work surface - have you cut a hole in the work surface to access the heating top-up loop in the bottom of the boiler or do you have other means of access?
(the builder who renovated our house forgot about this when putting the boiler in a wall, first time I've needed to knock down part of a wall just to top up the radiators!)

Yes the fill valve and isolation taps for the washing machine are all located inside the cupboard below. I just cut out the back panel when I fitted it.

Me and my partner have come into a bit of money and are keen to start house restorations, we are novices but have a lot of friends and family in the DIY market and are keen to get our first project underway!

Loving the photos. We're currently at the "bare boards and plaster walls" stage of ours (I'll post photos when we're finished as there is a lot to do) and it's really quite inspiring to see that you've been at the stage we're at and now have it all finished.

Brilliant - I like the bathroom , hell of an improvement! (You've also got the same French doors as we have, I think...)
