Neighbour planning an extension on boundary

We are planning on extending off the back to build a kitchen a diner but haven't actually done anything yet. While discussing it with our neighbour she said that she had just put a planning application in for doing something similar. We have a small lean to porch that has the back door in it and adjoins our neighbours. Our plan is to extend up to the lean to but keep it intact to avoid any party wall issues and it will be perfect for the new downstairs loo. The neighbour wants to knock hers down and build up to the boundary replacing her conservatory with the extension. I think if she does this then we will end up doing the same but it doesn't really help our layout.

The house is 1930s and I suspect there will be major rework needed in the old wall. What is likely; underpin the existing wall or knock the whole lot down and dig new foundations? Our gas boiler is on the wall. Will we need a party wall agreement? Who pays for what? We are friendly with the neighbour and would like to keep it that way.

Avoid the PWA at all costs. If you are friendly with the neighbour, sort something out between you - even if it means compromise
