Ian, yes exactly that solution is perfect and guess who suggested it - the neighbour !! But now something has gone off in his head and i am not sure how to deal with him.
MB, good tip, but seeing as i have this big hole in the pipe work where my washing machine pipe teed into it (with tape) then this hopefully gives me the good excuse to fix it all. Fixing it is very simple and i am relaying the whole drainage system around the house anyway, so no real cost for me.
