Neighbours extension

Builders came round Tuesday morning and insisted we sign an agreement there and then. We refused obviously and said we wanted a surveyor. A surveyor has been in touch today and is not happy with the proposed drawings. They are drilling a trial hole tomorrow to find out how deep and materials the foundations are and will be changing plans accordingly.
He wasn't aware of our extension and the drawings don't show it so they aren't correct. 3 different notices should have been drawn up, he's coming out in the next few days to check that our building inside and out is up to standard and make agreements accordingly.

The builders are extremely peed off to say the least as they can't start work until this is all in place.
We have today seen the drawings and they state for 3 different areas they NEED a party wall agreement so its their own fault its going to be delayed.

All architects know party wall act is a nightmare either it was glossed over to get the job or the client was told and ignored it.

Either way it's not your problem...if they want their extension, they have to do it properly.
 
In regards to the roof they apparently have to serve notice of the work they are doing and then they can legally do it as the overhang is effectively over the boundary. Even if we was to object we wouldn't win

That is not true. If the roof overhang is how the house was originally built (not a later extension) you have an easement by prescription and the neighbour is not allowed to touch it without your consent. It sounds to me like you need your own party wall surveyor otherwise the neighbour is going to shaft you.
It is a complicated situation with aspects of the party wall act and general property law so you might as well use a party wall surveyor who should be experienced in this type of work and make sure you are not taken advantage of.

Nonsense

Appoint your own party wall surveyor, don't use the one selected by the neighbour. The neighbour pays for both.

But TBH, the Act has not been followed unless you have been served a proper notice in advance (according to the timescales set out in the Act) and formally replied to the notice.

I'd suggest you get an injunction now, and then get some proper advice
