There no way you need a rewire, some good testing and visual inspection will clearly indicate the scope of works.

The last spark in to a property (not the PIR report) is responsible for the property complying with certain newer standards. The guy can't issue a cert at the end of works to 17th edition without adding in safety measures and earth bonding to water and gas pipes.

That will add to the cost and time.

You should now be clear enough to get the PIR done, with you showing the guy all your 'discoveries'. He then produces a report and you farm it out to him + 1 or 2 others.
Compare the costs, and take it from there.

If in doubt, post again- The PIR could make interesting reading.

Just about everything else in this place has been botched and i've spent so much money putting it right just on principal, but i've lost a massive amount of money on it now i just want to focus on what's absolutely necessary, rather than what's 'best practice' or such like. As long as it wont kill anyone i'm happy... well that's not true, but i'm going to have to put up with it being 'ok' rather than totally correct i think.

Great, i would imagine the electricians will pick up on that then. That sounds expensive too!

They didn't manage to come round last week so it'll be wednesday this week now. Fingers crossed!

It's £190 to do one of these reports on a two bed flat. I suppose it depends how long it takes as to what the hourly rate is. £100 was just a guess! :rolleyes:
 
You're probably paying for a days work and not the actual time taken or number of bedrooms or even number of circuits.
