This is a self-build Conservatory about 10 years old. I have had a small leak from the start, where it butts the Building and it comes through where the Leg is, on the inside. I have had 2 different roofers work at it but they could not stop it. There is Flashband & Roofing Seal over the Joint, and still it comes in. I can soak it with a Hosepipe, leave it, soak it again, and nothing will come through, but get a drop of rain..........but not everytime.......so suggest to me it must be directional....wall is ruined....any ideas?

Put a garden sprinkler so just the conservatory roof gets wet.
Then repeat on flat roof.
Find out which is leaking

Tried both...can't be Flat roof as was fine before Conservatory was built. There are only 4 screws going into Blockwork wall....no where near the roof....

A clearer photo of this part might help.
What did the roofers do? - if there was a gap to start with then adding more layers wouldn't necessarily help.

That's terrible photo.
Just tap the photo icon here. At the top next to camera icon. Upload photo. Don't compress it prior as the forum will do that

I watched him do it(Ive spent 11 years on various roofs, when younger, can't go up a ladder now). He applied the Flashban properly. When that didn't stop it we decided on some German Roof Sealant....and as I say I can put the hose on it for long periods ..and no leaks.. This is q sketch of what I remember it looked like, with rubber strips and the Glass passed between them making a seal. It was all 1 unit including the Leg.
