hi there
does anyone know how i get around the problem of my tank in my loft overflowing, it has done so for quite a while so iv been told, apparently my neigbour says it does it a lot when no one is at home,
i have a rough idea of what it might be but as im not a plumber i dont know if im right and anything to do with water worries me, :( .
there are 2 pipes coming out but it is only one that keeps over flowing i think it is the one to the big tank but im not 100% sure.

thanks

Adjust the ball valve by bending the arm so that the water cuts off at 2 inches below the overflow level.

This is assuming the large tank is the culprit.

Post back with the result :D

thanx ever so much i clamber up into my loft tonight and try it, i will let you know tomorrow if it has worked. i hope this is the culprit, this sound like a cheap solution to something that could be very expensive lol. cheers

If I were you I would buy a new ball valve on your way home.

They only cost a few pounds.

Although it is possible to adjust a ball valve (the metal arms can be bent but the plastic ones have an adjusting screw) or to re-washer them, it is often quicker and generally more reliable to take off the old one and fit new.

You can then tinker with the old one on the kitchen table at your leisure, with plenty of light and plenty of time. Then you can put it next to the tank ready for next time you have the problem.

You will need to find the house stop-cock so that you can turn off the supply while you are working.

hi cheers for the advise i might get a new one like you said, becuaue for starters i dont know what state the one iv already got is in it might be on its last legs for all i know. do i have to turn any central heating or anything off before i turn the water supply or anything off? ;)

If you have a combi boiler, turn it off before you turn off the water. I doubt you will be running any taps while you are working so will not get any air locks.
