Most councils operate a 45° rule relating to light to a neighbours window, but there don't seem to be any habitable rooms on the neighbour's rear elevation to influence. Really, the plan drawer should show the neighbours property too on the drawings to demonstrate how the proposed extension impacts on it, and particularly how the 45° rule is not breached.

But even if it does conform to the 45° rule, the big problem is that it looks bulky and awful, and that flat roof tends to be a no-no with councils. "Incongruous", "dominant" and "of poor design" will be the planning terms stamped all over it.

I’ve put all these comments to my friend who’s doing the drawings he’s gunna amend them and send them back to me I’ve asked him to step it in on both sides. And to change the roof from a flat what was suggested. He’s also gunna do me plans showing the 45 degree angles etc.. so will give use all a laugh in a couple days and you can all let me know what you think

As I said I would upload the Revised drawing. Only thing that needs changing it says kitchen/diner where bedroom 3 should be

That looks better. Without knowing the validation requirements for your LPA, I would normally include dimensions to the side boundaries along with one of the overall (new) height.

As mentioned in a previous post, the Block Plan part may look better and clearer if only the new works work shown hatched red. This may not be a validation requirement but just for clarification.

The kid's improving. Much better. These are not only clearer, but demonstrate the extension in context and the impact on neighbouring property.

All that you need to be sure of, is that it conforms with the council's extension policy.

If I was you, I wouldn’t submit those 3D drawings to the LPA but just keep them on file for your records. When you do come to submit the application, there isn’t any harm to also include a Planning or Supporting Statement that makes reference to the 45 degree rule and how the proposals comply with it. The Planning Officer should be able to see this for themselves once they’ve carried out a site visit.

For the PO’s visit, they would normally need access to the rear garden and if you don’t already have a side gate, somebody would need to let them through the house. That is of course if your LPA are carrying out visits.

I always submit 3d drawings as part of the application.

The idea is to show what needs to be shown to give a good idea of what the scheme will look like. This can help the planners in visualising the work and how it impacts on neighbouring properties, and can dispel any concerns. The level of detail - from greyscale to full colour and pot plants will depend on how good it needs to look.

But be careful not to show too much, as it can work against the application. Choose the views carefully.

A favour for you maybe, but not to support your Planning application. There do not appear to be any rear windows that serve habitable rooms so the 45 degree lines are kind of irrelevant.

From the photo you provided of your neighbours’ property, there is one door on the ground floor and two windows on the first floor. The 3D drawings provided show an additional window on the ground floor. Why’s that?

I’ve asked him the same question he said also submit the photo showing only one window think he’s being to lazy to change it.. can’t complain when free

I know what you mean but what’s the point of submitting something that’s incorrect? Bear in mind this also indicates a habitable window to the neighbours’ rear elevation of which there isn’t. You don’t want to start getting into the situation of drawings not following what’s on site as that could start to open a whole can of worms.
