Please help going crazy!!!!!!!!!!!!!!

Going by what you have already written, getting someone in to repair the defect, will be the cheaper option.

Agreed Dp and a lot safer.

Could just be the fan or pressure switch, unlikely to be the gas valve sticking,
 
and remember this type of electrical work may need approval from building control (unless you are competent to self certify).

However I don't think anyone in authority has really thought about how these regulations are going to be policed. It's a bit like the child smacking issue, a waste of time and public money.
