POWER TO SHED

HOMLESLAW: Guess what we're changed again.

Gonna run in 25mm SWA

This will allow us to do pretty much everything we want :)

Plus the benefit of the MRS being happy with her sun bed with the addition of a bathroom now :( (What i do for an easy life and a happy wife)

Saniflow/Power shower now added to the spec as well as hand basin and toilet.

Yea, I thought all along this was going to be accommodation. ;) ;)

In all honesty it all started with what we had there previously.

2.5 2L Pyro (FED 1light and 1socket) Was installed from a family friend electrician 20+ years ago to the old shed.

With the new SUPERSIZED structure up and thinking maybe just keep the 1 light and 1 socket (And me making of the pyro yesterday without my tools except side cutters, grips, olive oil, couple of screw drivers, pliers) We've then decided low voltage lighting, a partition here and there and now we're nearly turned it in a lil ANNEX :)

But holmslaw can i ask, Shall i run the 3 electric radiators as radials and if so what size cable; I was thinking 2.5mm (or could i just run it in a ring?)

Saniflow will be a radial 2.5
Undersink Water heater radial 2.5

Power shower 6mm
 
Ive constructed an oversized shed and now running in power.
So, when you apply for Building Regulations approval, what do you plan to say will be the way you'll comply with P1?

Note - whilst some notifiable work can be swept under the carpet, it would be utter lunacy to think you'll be able to get away without approval for this, and quite possibly planning permission as well.

The size would not be an issue with planning cos its under the regulated height and can be referred to as a shed. What is contained inside might be questioned.

Not when its got a bathroom its not - you will need full plans submitted.

Perhaps they should have crossed your mind before you started your, much amended, project.

Do you understand planning law, Cos if you did your statement would have no reference.

YOU DO NOT "LEGALLY" HAVE TO HAVE PLANNING PERMISSION BEFORE STARTING ANY CONSTRUCTION - FACT!

But after construction, If you submit plans/drawing adn they deem they are not acceptable - you may be asked to demolish the building unless it falls under permitted development!

The height is one consideration, however the floor area and volume of the building is also relevant, so unless this shed is tiny (clearly is is not), then it will not fall under permitted development and therefore will require planning permission.

My point is PLANNING DOES NOT need to be applied for first - FACT!

im not here to argue - just asking for a few tips to questions ive put up

But after construction, If you submit plans/drawing adn they deem they are not acceptable - you may be asked to demolish the building unless it falls under permitted development!
You do not have to submit plans for the construction to be deemed not acceptable. As soon as the planning department become aware of the work they can take action against you. FACT

You can ask for retrospective permission and maybe it will be granted. But by ignoring the planning department you will have made enemies of the officers and then they may advise the council members to vote against you. Neighbours and other interested parties may lodge valid objections.

Not every building has "permitted development" as given right.

Indeed and when its given in good faith - then chewed up and spat back - it makes it very difficult to consider why you need help at all. You seem to already have the answers to every point that's raised so why should we bother.
