Prep for oiling treated railway sleepers

I have landscaped the garden with new softwood railway sleepers which were pressure treated. I have bought some barretine decking oil for them. The sleepers have been down for 8 months and some have grass running up to them.

There are a few muddy stains on a couple from last year, would my best bet be to clean then with the pressure washer and not use chemicals? I was also thinking of using a thin piece of plastic to prevent me from oiling the grass at the same time.

Does this sound reasonable? Any advice welcome!
