Quote for roof work

Got another quote today - £2.6k. I know a previous poster said to get a like-for-like quote however I wanted to see what he deemed as ‘essential’.

He offered to:
Replace rotten soffit and fascia boards
Paint these and the existing ones in a particular type of paint to preserve them
Re-mortar the whole roof
Clean roof and apply a special type of water repellant paint
Carry out a detailed inspection of roof
Scaffolding would be needed for some parts

He then suggested at a later date adding things like upvc coverings to fascia’s soffits etc but these were the essential works.

A few red flags about the company though, although these might not be issues with other people - I was recently scammed by a mechanic so on edge with this sort of thing.

Ltd company was only set up in Sep 2024, the guy who called round was called Steven but the director on companies house is called John. 7 Google reviews but they look a little suspect. I don’t know anyone who has used these guys before.

I’m going to get one more quote and see.

Yeah I’ll just have to live with the possibility of that I’m afraid due to budget constraints - it’s urgent work only at the moment.

Fixing what is rotten, plus over cladding will likely be much more expensive, than the cheaper and better option, of ripping it all down, and fitting the cladding..

i did not overclad , when i had the soffits and facias - plus other work done - BUT this our last home and we are getting elderly - so wanted it ALL done right and for next 20+ years (hopefully if live that long)
I would get quotes from 3 people like for like , to replace the lot - and also a detailed breakdown of what they are actually going to do
you will see so many threads here - where expectations were NOT meet , but nothing in writing

its just that i thought you had some quotes for overclad and was thinking about it

Thanks - rot underneath the UPVC… so with proper inspection it could just be worth completely removing the wood and replacing with upvc in its entirety?

I’ve decided to wait until the new year to do any roof work as funds just now don’t allow it for now. I do have a roof cleaning guy who used to offer roof repairs but doesn’t any more coming to clean it all, and he said he’d do an inspection (which should be unbiased).

If you are getting UPVC facias fitted, make sure they replace any rotten wood on the existing wooden facia and barge boards with treated timber.

If the existing wooden facia is sound, then the new UPVC cladding should be sound as well.
When taking down the the old guttering, it is normal to fit UPVC eave trays underneath the existing underfelt.

I was a roofer but I'm now retired, a friend of mine called me , he had UPVC cladding fitted recently, he noticed mould appearing in the bedrooms, i had a look at the eaves and the eaves trays hadn't been fitted correctly, i refitted them and the mould seems to be drying out.

The firm that carried out the work are well known in N. Ireland, i won't name them but they have a branch in East Belfast Lol.

How can you not fit eves trays correctly ?
