Hi Guys,
Just in the process of purchasing a 1930’s 3 bed semi
The previous owners have removed both ground floor and the main bedroom chimney breasts - leaving one in the front bedroom.
My surveyor has flagged this and can see a steel has been put in the roof space to support the stack.
My solicitor has requested documents, but as it’s probate it’s unlikey to get these.
My query now is, I want to remove the remaining chimney breast. What is the best process?
Do I get a structural engineer in to look at loads on the RSJ? If fit for purpose - remove the chimney breast?
As the 3 of the 4 breasts have been removed and the main steel has been put in, would I need a party wall notice / agreement? Or wouldn’t the breast on it’s own need one?
I want to complete the work and get full sign off - but also don’t want to take unnessasary steps
