Would a licence be needed if I rented rooms out like a HMO but I lived in one of the rooms?

You do, but I doubt anyone does it they have a lodger.

Renting rooms to lodgers as a live in landlord is the best way to rent.
You can kick them out without any notice as soon as they misbehave or don't pay rent.
Many of my former customers rented their properties by the room and kept a box room for themselves to avoid having to deal with "stay put unpaying tenants"

We had a lodger many moons ago but my wife chose her.
She was a safe bet, very skinny little girl, basically the opposite of what I like :ROFLMAO:
