Replacing an ancient Baxi Bermuda

Evening all,

I've just moved into a house which has an ancient Baxi Bermuda from the 1970s (which, in fairness, still works perfectly). We're extensively redecorating the house (with assistance from an electrical fire 4 days after we were handed the keys :cry: ) and I thought it would be prudent to replace the boiler now, rather than wait until we've replastered half the house.

The options I have, I think, are:

Replace the Baxi with a like for like condensing version. I would also like to get rid of the cold water tank, hot water cylinder and CH header tank - apparently these can all be replaced by a MegaFlo system (we have very good mains water pressure). Is this possible, and does anyone have any idea how much it would cost?


The second choice would be to install a normal combi in the attic. I think we'd need a pretty high capacity Combi as the house has 4 bedrooms (1 bathroom, 1 shower room, 1 basin in a bedroom, kitchen etc). Not sure if this is feasible as we don't have any external walls in the attic, just a joining wall on one side and pitched roofing on 3 sides - can we vent to the chimney stack, and is it true that I'd need to fully board out the floor before installing any gas up there?

The last option, which I'm hoping to avoid to be honest, is to resite the boiler completely to an outside wall on the garage. I'd have thought this would be the most expensive option so I'm hoping we can avoid it.

See the picture for a (crappy) idea about the layout of my house. If it helps, the gas feed and gas meter are below the stairs, the downstairs flooring in the hallway and lounge are wooden boards, and the kitchen floor is solid concrete.

Also, if anyone can recommend a tradesman in Essex (RM14 area) it would be appreciated.

Ok, I've been up all night researching the options (actually, I'm supposed to be working a night shift...) and looks like a MegaFlo is another type of boiler, and I want an unvented cylinder

What I reckon I need is:

Baxi Bermuda HU
Fire front
Flue
=========== All the above = £1600 ish inc vat
Unvented Cylinder (any recommendations, 200 litres seems to be a decent midrange size for a 4 bed house?) @ £600-ish?

A decent plumber who will do the work cheaply, and give it an infinite warranty?

And obviously I'd lose the current hot water cylinder from a bedroom, the current cold water tank... would I also lose the CH header?
 
Supply and install of what you have in mind will come to twice the price of a large combi.
A 35 kW combi will happily run two showers unless you insist on high volume showers.
We don't do quotes on here because it is not possible to quote unless you have been on site, and it is boring too.

As your knowledge of ch seems to be rather limitedd, the best thing to do is spend your time of finding a good installer and let him advise you, in stead of researching what is best and then telling that to the plumber.

The Megaflo is an unvented cylinder.


Have you checked the incoming cold water flow rate and pressure? You need a flow rate of at least 20 litres/min for an unvented cylinder.

The easiest way to check is with a bucket with litres marks at the kitchen tap. If you have a garden tap, check the flow with the garden tap closed and then with it fully open.

Dhailsham Megaflo is also a model for a baxi system boiler that is currently on sale, Hence the OP`s confusion

Cheers for the advice guys, the fact that baxi have a boiler product called a megaflo explains my confusion in the first post.

Water flow at the house is very good so think an unvented cylinder plus baxi condenser is the way forward. I think the house is too big for a combi to reliably heat water and heat the radiators. Has anyone fitted this system before, and was it any good?
 
Cheers for the response. The house I'm renting at the moment has a Biasi Riva Compact and I hate it - the showers etc are great, but as soon as you touch any tap (hot or cold) the hot water loses all pressure. Perhaps it's just a crap boiler, but it's put me off the idea of a conventional combi. We plan on being in this house for a long time so I don't want to just make do.

Managed to get a plumber over today to sort out a quote - he's recommended not to get a Baxi (chimney has been removed from the middle floor, and the current flue is therefore illegal?), so we're looking at either a System boiler with unvented (180L) tank or a storage combi boiler. I'm just waiting on his costings before making a decision.

Btw, the baxi is fed by a 15mm gas pipe - would it be normal to expect the installer to swap this for a 22mm pipe? Getting a second opinion on the price too on Tuesday.

Cold Water Pressure and Flow Rates, only then would you be able to make an informed choice on system type. Ask your installers what those figures are !

I don't think he measured it, he just opened a tap and said "yeah, good pressure here "... I'm sure that won't be a problem though, it absolutely gushes out.
