Reroofing Work

Got to be honest it doesn't look like the tidiest job in the world the ridgeing is all over the place and all the batten joints av been cut on the same spar which is frowned upon and I assume the leadwork on the chimney wasn't to be replaced must say I've seen worse jobs but do agree the lofts a mess nd should be cleaned and insulated IMO

as you will see in daves earlier post they did the ridges earlier in the morning and it is now throwing it down with rain i took it to mean heavy rain which would be no good at all for cement work

Thanks for your comments guys. Would you consider the work acceptable for the 3.5k price? From what you can see on the photos does it look like it will last for a reasonable length of time or am I going to have to get some one to re do it?

Hi Guys,

As I understand things to get building control approval for a roof re-felt I will need to bring the existing thermal insulation up to current building regs. Will building control also insist that my rafters and purlins are strengthend to current regs in order to pass the job, assuming that they dont meet regulations at the moment.

I have recently come across a complicating matter as far as Building Control is concerned, now I've no idea if this is gospel but it's what our local BC told a customer.

If you are re-using the old tiles even with new felt and batten it is classed as a repair and doesn't need the BC involved but of course if you are putting on new (or any tiles obtained from off-site) you do.

It's getting hard sometimes to tell what you are meant to do and not at the moment

Fare enough. I had a read of the building control regs and it is rather over complicated. They've finished now but have used some re-claimed tiles to replace the broken ones unfortunately there no where near the same color, correct tile but totally different color. Is it difficult to get reclaimed tiles that are somewhere near the same color?

If the existing roof covering is to be replaced with a different material to its original, i.e. slate to tiles, then building reg's will be likely to ensure the roof will be adequate in terms of structural stability and also meets requirements in terms of fire safety and thermal efficiency.

If you want to carry out repairs or re-cover less than 25% of the area of the roof then regulations don't normally apply. You will need approval however, if you are replacing/repairing more than 25% of the roof area meaning thermal insulation will need to be improved.

Same applies to (loft) ceilings

3.5 k and he's using your old tiles ? Battten looks undersized as well, should be 2x1 and the Batten joints are not staggered, fellas a slasher.

Great! Any ideas what I can do. I havent paid yet but I really don't want him back to tear it off and do it again.

dont pay cash pay cheque and ask for a written guarantee if he wont comply id tell him your going to contact trading standards i think he has done a pretty shoddy job to be honest
