As for the welcome back: my available time and variation in focus lead me to take breaks in posting here. At the moment my business is in the quiet part of the cycle, so I spend a lot of time building my website.
I find it rather dry and take lots of breaks to stop my mind from going numb; reading/posting on the forum is ideal for that, so I may be quite prolific for a while.
Don't say I didn't warn you.

Which part don't you understand?

You claimed that you buy, tart up, and then sell houses for a living.
That makes it a business.
That means installing a boiler in that house is a commercial activity.
Which means you MUST be a registered installer to do that.

You can keep denying that all you want, it only serves to show your ignorance, unless you want to claim you are not ignorant, in which case it becomes a premeditated crime.
