Roofing Tiles: sniff... sharp intake of breathe... and then ??

Staring out the window watching the rain bubbling against the window and wondering how worse its going to get over the next months.

Have some roofing tiles missing and loose and its hassle trying to get them fixed.

Roofers seem to come, have a look... sniff.... sharp intake of breathe... quote for work I am not needing and then disappear into the ether.

Wonder if can get some advise to scope this out and make sensible decisions?:


There are upper roof hip tiles missing:

Looks like some misaligned hip tiles on the lower roof:

Some lower roof flat tiles need replacing or resetting:

Can I get Hip Arris tiles and get the missing ones replaced? Is it a hassle replacing a few of the hip tiles because they are interlinked? Are they bedded in or just nailed in?

Does the angle of the Hip Arris tiles have to match the pitch of the roof is this why the lower roof hip tiles look loose?

Or is the only solution to get them replaced with a new dry hip ridge kit? (although I am sure this project will bring its own problems as well)

they are all nailed and bedded . if some come out then expect the others to follow in the future.
id have them all lifted re drilled and re fitted from bottom to top.
for replacement hips you'll need roof pitch, looks about 35 degrees but that's a guess
the lower damaged tiles are probably end result of hips falling

Thanks for details. Welcome any inputs on points below?...

-Understand that hip tiles drive weather away from corners so flat tiles more important to avoid water ingress?
-Assume new dry ridge kit isn't the cheapest weather-worthy fix?
-Hoping local tile reclaim yard isn't going to be £13 a hip tile ?
-Do I need Arris and Eaves tiles as well for this fix?

-Is there a way to just affix the missing hip tiles with flashing or anything else?
-Unsure when hips should be bedded or just should sit flat?
-Tiles broke when fell - got this little bit - assume its not enough to gauge pitch angle?

Materials:
About 10 Eaves tiles, 10 Plain tiles and 10 Arris tiles - sound about okay for this job?

Labour:
Fixing hip tiles, resetting flat tiles, bit of repointing - whatcha' think a reasonable sunny day labour charge for this around the West Mids (...ballpark)?

It will need scaffold. The low roof will be a sacrificial scaffold bearer and more tiles will break as a result. More tiles will likely break up the hips.

You are looking at a few days work, even if the roofers decide to strip the scaffold themselves and repair the low roof. You are looking at at least £3k and upwards.

being serious? to replace 10 hip tiles?
 
Is there space to get a cherry picker in?

Yes, there is a rear access road into the garden with a 1m approx gate width. I assume something like this could get in?

Also there is side elevation flat roof. which may be able to be used.

Some of the roofers that took a look at it indicated they wouldn't need scaffold and can manage with ladders. One of them mentioned can do something with flashing to affix a couple of hips by creating a hook (can't remember what he said).

If ladders are safe enough, does the below sounds sensible for materials and labour for the roof?

-Materials £50 for plain tiles, eave tiles, and arris tiles (probs 35 ° pitch) & mortar
-Labour for replacing hip and Arris hips, flat tiles and repointing £100-300?

Seem reasonable £cost?

Should they preferably a member of any roofing organisation? Getting receipts sensible and 1 year warranty fair?

No, that's no use at all, it only goes vertical, and would be a long way out. Cherry picker - this sort of thing https://www.niftylift.com/uk/product-types/cherry-picker

Reach up, and out.

Part of the patio is raised. So assume the cherry picker would need a ramp or something to get up that step, no idea if it can get up a ramp easily or how heavy it is to be pushed up?

I guess it depends (as per previous post) if the whole hip has to come off? In that vain, just trying to understand the work being done....

I get the general process and understand a roofer would work from the broken hip tile upwards? So about 30 odd tiles to the top from the big arrow and about 10 tiles need replacing. The ones that aren't broken would come out okay if you have to work upwards? I assume they aren't all nailed in? So the job would be to nail and spot-bed the broken ones and then get the others back in.

Are you sure there isn't some nifty trick to just replace the broken hip tiles or just spotbed them in? Just as a fix to get through the winter?
