Our property maintenance company has asked if we want to sign up to these new regs.

They come from the Glenfel Fire . Problem is,people an hardly afford our flat's maintenance fees as they are. An extra £60/year is possibly waste of money, what do you think?

I'm a director in my flats so can vote to opt out

Only your management team can determine whether to opt in or not. I would go to the source documents on the gov.uk site to see what they actually say and what you need to comply with. Apparently the rules are different depending on the height of the building.

How much do you already comply with, fire risk assessment, floor plans, fire extinguishers, alarms etc?

Have you spoken to your local fire safety officer (fire brigade)?

Are you prepared to attend the next Grenfel fire inquiry or go to jail?

I suspect your property maintenance company are looking for an income stream, a new company may offer the service for free to get your business. Use it to negotiate with your existing maintenance company.

There are no fire extinguishers in the common areas. Apparently they get nicked.
