step by step loft conversion,step 1?

Spoke to bregs monday,they said it had indeed been refused due to lack of saftey and structural specs. I mentioned the one sent back to me was the original NOT the second draft with the new specs that were submitted and he said he was busy right now but would dig my file out and mabye resubmit it ( at no extra cost to me).
I personally think they have overlooked the second submission and specs and have now gone oops! sent the wrong one as we aint checked the second one yet!!
let you know how it goes,but itl be dark winter nights by the time work starts! :eek:

Building regs have now passed my plans (with conditions,but thats only the regular chicken wire ,insulation ,fire doors ect).
its only took 5 months to get them passed though! :rolleyes:
I have had a estimate that im well happy with ,which Iv now asked to be given as a written solid quote,broken down to costs and labour,which they have agred to do.
If they give me it a broken down quote can they still poss up the price later on ( which im afraid of,come in low ,bump it up later with any old excuse?). If its in writting do I have any more sway than without legally? Just trying to cover my bases,and know where I stand,just in case!

Any one competed a loft coversion had any probs of this type??
 
hi, i'm going to be doing my own conversion soon and am awaiting the plans to be drawn up. can you tell me about the chicken wire? not sure what this is for. i have a lath and plaster ceiling below the loft so have no fire board. is this connected with that?
 
I think its to stop any of the insulation you put down falling on to the ceiling/plasterboard,mabye if there is a fire? thats how I read it ( although if there was a fire strong enough to burn through the upper floor and ignite the insulation ,I think we would all be out by then!)
But thats just what I think!!

Im just about ready to get the builders in to start,but the first job would be?
Id imagine the obvious one of fittting the universal steel beams,trimmers and joists but would that be correct??
Just in case they start fitting a velux first or something!!
They are polish builders,with only one english speaker so am a little daunted by what to expect from them,and how they go about the job.
 
This is where im at right now,in the last fortnight I have had the steels fitted,all joists in place on their hangers the stairwell made from triple trimmer joists the stairs in place ,chicken wire down most of insulation in place.
Building regas out to check before floor boarding goes down .
I had to fit alternate stairs for building regs,although stairs with a severe drop of 61 degrees with alternaing steps in the dark in a fire are not conducive to safety in my opinion,these rules are a joke!
