So like I said. Sub the work out to large experienced developers and take them to task on time and price.There are huge risks for councils/HAs when it come to house building. Inflation is a killer, which doesn't affect private builders in the same way.
The councils would have to get off their arse and check stage by stage.they can run a business properly, shame they can’t build houses properly.
Developers buy direct from manufacturers at heavily discounted prices.I wonder where they think the materials will come from... Or will they be built of spit and tack?
On a job this morning - priced up as 2 hours customer to supply materials - arrived on site to find I need more of the materials as they didn't have enough (the customer did say they had difficulty obtaining) I've spent another 2 hours going round 4 suppliers just to get the stuff I needed to complete the work. Good job I'd planned the rest of today to be a paperwork day!
Certainly since the start of December I'm finding it harder to get everything at one suppliers. Chatting to my mate he tells me he finding it harder to find materials when he needs.

Older houses were rushed up in a day, too; especially inter-war houses. All sorts o' sins were buried under the floorboards on a Friday afternoon. Building techniques and materials have improved but builders are still the same...apart from noseall, obviously.That’s not how new build estates are, well built is it ?
I'd still prefer the houses they built around the turn of the 20th century, with room to stretch out and a garden where you can plant more than a herb box and a potted ficus.
The main problem is that they want "homes" built.
I also appreciate it was a different time, however when you look at council and private estates built decades back, it's usually night and day re general property size, amount of land per property etc.
