To scrimp or not to scrimp

Hello all

Work as a builder myself but have no idea on buying and selling process on houses . Here is my problem

Moved into house in June and have done a total refurb on it but have came across a dilemma with the kitchen. The kitchen itself is fine but there is a door off it which leeds to a kinda utility room which used to be sheds but has been plastered and tiled . The problem is as they were technically sheds they are only single brick construction so is very cold in winter and not good enough. The roof is a flat roof not in best condition so am going to remove and change for pitched roof

I have 2 options .
1 knock the lot down and rebuild with building regulation

2 build 4 inch inner skin insulated boarded etc

So I suppose the ? Is do u think option 2 would get pulled when it came to selling the house as inner skin would be built off floor. Option 2 is obviously considerably cheaper and quicker but want to add value if poss

part off the questionnaire asks about any building work that has been done and certification
if you lie its a criminal offense
 
I am aware of that and will declare on sale what has been done but as I will be knocking the new room into existing kitchen will it be valued as a whole or as a half ( if you no what I mean )

Would a indemnity policy cover the works carried out
 
could be wrong but i thought indemnity was for work done years ago beyond the time that planning/building regs apply
in other words the regs had "timed out" so no longer can be inforced

Building an inner skin is obviously the cheaper option, but ,,, How much floor space would you lose?
 
About 4.5 inches a side so 9 inches . Thinking may just floor it to make the best of my money n guarantee the return any1 think an estate agent would have the answer ?
