Hi all,

I’m currently in the process of a property purchase and would welcome any advice / opinion's on a vertical crack below the centre of a window.

The property is a detached bungalow built c.1960 and has had a dormer conversion in c.1990.

Looking above the window up to the apex I cannot see any evidence of a crack so it appears to just be below the window. The wooden window sill on one of the windows above has rotten away and come off.

Thanks for the advice on the drain survey. Will get it checked when I have the water supply done. (Currently a lead pipe)
Went back for another look and the crack only seems to be within that area. It stops further down. Also looks like where the mortar is mostly missing is where they drilled for cavity insulation

Picture underneath the pipe fixing to the wall. Looks like the crack stope at that screw point.

Looks like a 'forever' crack to me due to historic and perhaps ongoing thermal movement. Attempts to point the bricks have failed.
