Except the important bit at the bottom where it is rotten. All under felt us fine.
About half that for a simple strip and re-tile, on an uncomplicated roof.Since the roof is 60 years old, a new roof would be more thermally efficient, and we plan to stay for another 30 years or until we die, I'm gathering quotations for a new roof because it appears that the rot has spread to various areas. Since two roofers have already stated that a new roof is required, I'm now considering replacing the entire thing. Would a quote of £11000 inc vat for a three-bedroom semi-standard gable be about right if you included scaffolding, old tile removal, skip, and the rest? Sounds pricey but still early days as i’m still gathering quotes.
I am no roofer but I would say the roof or at least that row do not have enough overlap to prevent rain being blown under. its been badly set out possibly from the start of the lath run.So i’ve had a local company pop round to take a look at the roof.
Transpires none of the tiles are nailed to the laths (i thought they were placed over the laths not nailed). Lath in the photo showing sign of rot and theres little over hang with the tiles. Been told i need a new roof. This is the second roofer thats said this.
I’m no expert but cant the roof be fixed without a complete reroof. All under felt us fine. Been given a quote and i’m not sure how much i should be paying for a 3 bed semi detached gable roof. Nothing special about a standardView attachment 361657 gable roof
