The agent will pay and deduct from next rental payment.

That is why they do not care how much it costs.

Supposing (actual case) in between the letting agent authorising the work and the work being carried out the land lord takes his property away from the agent and there is no money in his account or that can be deducted to pay

Out with the agent

From what I can ascertain the agent is not liable for payment and one would have to pursue the land lord even though no direct contact was ever had with land lord and all works were authorised by the agent
 
No, I meant why are you supposing what you asked.

Suppose the tenant dies before the next month's rent is due. Shít happens.

The agent will send the landlord a bill.
 
If every one owned their own abode then the above wouldn't be an issue.
