So, these wires at the switch positions may have been disturbed by the tenant.
I would check if the wires in the COM terminals are live.
There could be a continuity issue on the live, either where it enters the switch terminal, or at the ceiling position. There could also be a broken neutral at the ceiling position.
Are any of the light fittings different to the ones in place when that tenant first moved in?
The suggestion was, to test the wiring at the ceiling rose itself. Unscrew the ceiling rose cover, and try the tester on each individual wire. Check at each ceiling rose, where the light is switched by those two switches..
No, but there could well be an open-circuit fault somewhere. It sounds from what you're saying that it is somewhere on the live feed going round the circuit.
The 2 core red is the supply to the switch that you say is the 1 gang Hall light, just locate that 2 core red at the actual hall light fitting.
That's the main wire you need to test, nothing else.

Yes that's what me and the wife think, so the tenant was a handy and he would always ask me first before doing anything around the house, for some reason this time he's changed a few ceiling lights without telling me. He's also changed the kitchen light too I can take photos of the the connections to the kitchen light tomorrow and put them on here.

There must be some connections in the ceiling ,behind that light fitting and possibly in a junction box. As others have said the disconnection could be on another light fitting position ,so you will need to do some further investigating.

I've been so busy with work, had yesterday free though so went to the house and looked at all the new lights the tenant put up, found a loose wire on the light in the living room, got it working now, thank you guys for the all help you were all great
